Mulberry Farms’ community vision is an active, pedestrian-connected and engaging neighborhood crafted for its residents. As a build-to-rent community, it offers a desirable lifestyle with engaging home offerings and appealing amenities novel in this market.

Crafted into the overall community are interconnecting pedestrian ways that visually and physically connected open spaces and amenities as part of the lifestyle experience. An essential part of this concept is a centralized gathering and entertaining clubhouse reflecting an aesthetic theme for the overall community. This clubhouse element houses functions such as leasing offices, mail center, pet wash station, kitchen and restrooms, but also the main community meeting and entertaining space, engaging adjacent formal lawn, parks, game courts and open spaces.

A barn vernacular was fashioned to complement the surrounding agrarian location but also provides a large open space to house community events. This common space was envisioned to spill out onto large porches and patios for year-round events. The barn silo integrates into the concept as a landmark for the community but also is utilized as an event service bar. This clubhouse feature has been a popular gathering place for the community because of its flexible functions and visual connection throughout the project.

Judges’ Comments | This is a nice amenity for the a community of this size, and fits the overall scope and intention of the design.
